Checked out the unit and found that the dryer when starting a cycle is causing a dragging inside the unit. We had to disconnect the dryer and remove it from where it was sitting due to not being able to work on it and its location. Disassembled the unit and found that the drum and heating element were dragging together and causing the motor to short out. Found a dent in the back left corner of the dryer which overtime has caused the motor to burn out. Called and informed the property management regarding the issues.

"Inspected unit customers concern was that when it goes into a spin mode, it makes a loud grinding sound. I inspected the underneath and found that the rotor assembly where it connects to the clutch those teeth are broken off and the rotor needs to be replaced. Checked out the unit and found the bottom portion of the dishwasher not draining and went not going through a spin cycle. And found that the water would accumulate back inside the bottom of the dishwasher. We reached out to GE tech-support and they suggested replacing the motor and rotor. Also that the drain line is not hooked up properly and is draining back inside the bottom of the dishwasher.
